Perched on a hilltop in Marayoor — the land of sandalwood forests and ancient dolmens — A5 is a genuine farm first and a stay second. Vegetables grow in terraced rows, jaggery is made down the road, and elephants still wander the valley after dark.

Choose between our two-bedroom farmhouse set in 140 square metres of green, or a bamboo treehouse fifteen feet away where two people wake up level with the sunrise. Either way, the mountains do the entertaining.

01 — THE FARMHOUSE

A 2BHK home on the farm

A full house to yourselves with a verandah facing the valley, warm bedrooms, and a fully furnished kitchen. Cook your own meals — our team will fetch groceries from the market — or ask us to arrange an in-house cook at a modest charge.

02 — THE TREEHOUSE

Two guests, canopy height

Fifteen feet from the farmhouse and a world apart — a bamboo treehouse for two with an unbroken sunrise view over the valley. All meals are prepared and served by the farm, and hygienic washrooms sit right below. A separate stay with its own tariff.

BEFORE YOU BOOK

Terms & Conditions

We’re a small farm in a protected green zone, so a few house rules keep guests, staff and wildlife safe. Please read and accept these before sending us an enquiry — the form unlocks once you agree.

  • Standard check-in is 1400 hrs IST; check-out is 1200 hrs. Early check-in and late check-out are subject to availability and chargeable per policy.
  • Cancellations made 7 days before arrival incur no cancellation charge; however, retention charges for one night apply.
  • In the event of a no-show, one night’s tariff (inclusive of applicable taxes) is charged.
  • Reservations are not transferable. Standard hotel and hospitality-industry policies apply where a specific policy is not stated.
  • Refunds are returned via the original payment mode after deduction of applicable charges and taxes, within 10–15 business days.
  • A pre-authorisation for the total stay is made on arrival in the name of the person who booked. Payment is accepted by credit card, Google Pay, bank deposit or demand draft before the due date. Taxes as applicable at the time of reservation.
  • Valid photo ID is mandatory at check-in — Aadhaar, Driving Licence, Voter ID, or Indian/International Passport. PAN cards are not accepted. Foreign nationals must present passport and valid visa. Copies of ID for all guests are requested at booking.
  • Farmhouse capacity is 6 guests, excluding children below 5 — a maximum of 8 in total. Extra guests require prior mutual consent with the management.
  • Children up to 5 stay free; ages 5–12 may attract additional charges; 13 and above are charged as extra adults.
  • Base tariff is ₹1,000 per head, excluding service, utility and entertainment charges, which are levied separately.
  • Extensions of stay are offered at the rate prevailing at the time of the extension request.
  • Guests may not wander beyond the facility boundaries unaccompanied or without the knowledge of our staff, and must not trespass on neighbouring property.
  • Electric fencing surrounding the premises is switched on at 7 PM to keep away wild buffalo and elephants. Gates must not be opened after 7 PM.
  • Waste must be segregated into the colour-coded bins: green for general and food waste, blue for plastic, red for glass.
  • Alcohol and smoking are not permitted inside the rooms; designated outdoor areas are provided. Staff can purchase legally permitted beverages on request.
  • Music systems are not allowed after 10 PM given the proximity to the forest.
  • Injury or harm incurred under the influence of alcohol or drugs, or otherwise self-inflicted, is not the facility’s liability. Non-compliance with rules may attract fines or immediate eviction depending on severity.
  • No gatherings or parties of any nature inside the rooms. Unauthorised additional occupants may be evicted.
  • Management may ask guests to leave for conduct, safety, security or medical reasons — including disregarding staff instructions, discriminatory behaviour, or harassment of guests or employees.
  • Damage to property (movable, immovable, or the environment) is noted and charged. Excessive littering of rooms attracts a separate cleaning charge.
  • Please inform management in advance of any allergies or sensitivities (fabric, materials, cleaning products, food). Notify management before storing extremely valuable items — storage may be refused.
  • The facility is not responsible for personal possessions lost, stolen or misplaced due to guests’ own acts or omissions. Lost property is logged and held for 3 months, after which it is disposed of or donated; perishables are held only until close of business on the day of check-out.
  • Guests are requested to switch off lights, air-conditioning and appliances when not in use.
  • In case of any conflict, the terms of the final bill prevail. Original photo ID must be produced on arrival.
  • Information exchanged between guest and A5 Farm & Tour remains confidential and is not disclosed to third parties without prior written consent.
  • These Terms constitute the entire agreement and supersede prior understandings. If any provision is found invalid, the remainder continues in full force.
  • Failure to enforce any provision is not a waiver unless agreed in writing.
  • These Terms are governed by the laws of the jurisdiction in which A5 Farm & Tour is located; disputes fall under the exclusive jurisdiction of the courts there.
